- Description
- The United States Government seeks to lease Class ‘A' contiguous office space. The space offered must consist of approximately 7,536 rentable square feet in San Francisco, California. The space should yield 6,553 ANSI/BOMA usable square feet. The proposed space must be located within the following delineated area: From the intersection of The Embarcadero and Clay Street, West along Clay Street to the intersection of Clay Street and Front Street, South along Front Street to the intersection of Front Street and Market Street, West along Market Street to the intersection of Market Street and 4th Street, South along 4th Street to the intersection of 4th Street and Harrison Avenue, East along Harrison Avenue to the intersection of Harrison Street and The Embarcadero, North along the Embarcadero to the beginning intersection of the Embarcadero and Clay Street. The proposed lease is for ten (10) years, ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than September 1, 2010. Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name and address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and the date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (USF); • Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of the authorized contact; and, • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
