Description
The United States Government seeks to lease approximately 16,100 to 16,200 rentable square feet of mixed use space (office, warehouse, and laboratory space) including 0.72 acres of open land, in Stockton California. Primary consideration will be given to properties located within the City of Stockton 's Central Business Area which is bounded by Smith's Canal, Harding Way and Waterloo Road on the North, Highway 99 on the East, The San Joaquin River on the West, and Charter Way on the South. If no acceptable properties are identified within the aforementioned delineated area, the Unites State Government will consider properties located within the following delineated area - Peltier Road on the North, Highway 99 on the East, Highway 120 on the South, and Interstate 5 on the West. The space should yield a minimum of 14,000 to a maximum of 14,100 ANSI /BOMA usable square feet. Parking is required for 78 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a fifteen-foot by fifteen-foot (15' by 15") roll up door in the warehouse area. Floor loading in the warehouse must be adequate to support trailers, trucks, and cars. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): � Building name/address; � Legal property description, recent survey, and property identification numbers (PIN); � Location of space in the building and date it will be available; � One-eighth inch scale drawing of space offered; � ANSI/BOMA defined office area/useable square feet (USF); � Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; � Common Area Factor used to determine the RSF; � Name, address, telephone number, and email address of authorized contact; � In cases where an agent is representing multiple ownership entities, written acknowledgement, and � Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: The General Services Administration (GSA) is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of GSA or their authorized representative CB Richard Ellis.
