Description
Succeeding Lease Advertisement -Intent to Sole SourceRequirement: The Department of Veterans Affairs (VA) currently occupies clinic space in a building under lease with the University of South Alabama in Mobile, Alabama, that will expire September 30, 2009. The VA's intent is to seek a succeeding lease with the University of South Alabama for approximately 40,500 contiguous usable/rentable square feet of clinical space unless another facility of similar size/features can be located within the delineated area (see below) taking into account lease amount, any necessary build-outs, moving costs, etc. The lease term requirement is for a base year with two (2) each six-month options. The space must be available for occupancy by October 1, 2009. The delineated area is as follows: North: Hwy 98 from Schillinger Rd to I-65 then North to Hwy 45 West: Schillinger Rd S from Hwy 98 to Airport Blvd East: Hwy 45 from I-65 then South to N. Ann St. to Government St. South: Airport Blvd from Schillinger Rd S then East to Government St then Northeast to N. Ann St. A map, if not attached or accessible, of the delineated area is available upon request. Please note "VA-256-09-RP-0302" in the Subject Line of your email. Other applicable requirements include: "Proximity to public transportation "Parking (number of on site, reserved spaces (structured vs. surface) for official Government vehicles) "Security (i.e. lobby, loading dock access, parking, setbacks etc, where and as applicable) "Availability The VA is considering alternative space if economically advantageous. The VA will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or continue to pursue a sole source justification to remain at its current location. In making this determination, the VA will consider, among other things, the items listed above, the availability of alternate space that potentially can satisfy the VA's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. "Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. "Date of space availability. "Method of rentable space measurement "Building ownership information "Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). "Energy efficiency and renewable energy features existing within the building. "List of building services provided. The VA's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
