Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN SAN ANTONIO, TEXAS (SFO#5TX0149A) REQUIREMENT: General Services Administration (GSA) is interested in leasing office space consisting of approximately 33,980 rentable square feet of office and related space for lease by the Government. Rentable space must yield approximately 29,547 BOMA usable square feet of office and related space. The space will be occupied by the Social Security Administration/Office of Disability Adjudication and Review. The Government is seeking new construction in meeting this requirement, but will evaluate any offered existing space that can meet this requirement as well. LEASE TERM: 15 years; 10 years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous and on one level without being split by a public corridor. Ceiling height in all areas must be a minimum of 10’ measured from floor to lowest obstruction. Space shall not be located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Space will not be considered where apartment space or other living quarters are located within the building. The Government requires a fully serviced lease including a total of two (2) on-site parking spaces. In addition, the Government requires a total of 140 parking spaces on-site (if normally provided to building tenants at no expense) or within a two (2) block radius. Public transportation must be located within 600 feet or two (2) blocks, whichever is closer. The Government shall have access to their space 24 hours a day, 7 days a week. New construction requires a minimum 20-foot setback from the building and vehicular traffic areas. LOCATION: Offered properties must be located within the following delineated area. Offered properties which front the boundary line streets will be considered to be within the area of consideration. NORTH:Beginning at Huebner and Vance Jackson travel Southeast to Wurzbach road. On Wurzbach road travel Northeast to Wurzbach Pkwy. Travel East on Wurzbach Pkwy to Blanco road. On Blanco road travel Southeast to West avenue. On West avenue travel Northeast to Bitters road. On Bitters road travel Southeast to Hwy 281. WEST:Beginning on Babcock road and 410 travel Northwest on Babcock road to Huebner road. On Huebner road travel Northeast to starting point at Vance Jackson. SOUTH:On 410 travel East to Babcock road. EAST: On Hwy 281 at Bitters road travel South on 281 to Loop 410. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address. For unimproved sites provide specific location. 2)One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
