Description
The United States Government currently occupies office and related space in a building under lease GS-11B-01658 in Arlington, Virginia that will be expiring on November 12, 2009. The Government is seeking to lease approximately 2,000 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 1,800 contiguous ANSI/BOMA Office area square feet. The lease term requirement is for 5 years with a 5-year option. The space must be available for occupancy by November 21, 2009. The delineated area is North, 11th Street N; East, N. Randolph Street; South Wilson Blvd, and West N. Vermont Street, extended. Other requirements applicable to this requirement include: • Proximity to Metrorail • Parking (# of on site, reserved spaces (inside vs. outside) for official Government vehicles) • Security (i.e. lobby, loading dock access, parking, etc.) • Others The Government is considering whether to remain in its existing lease space or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, etc. Please send expressions of interest to: Michael Caison Metropolitan Service Center Public Buildings Service National Capital Region U.S. General Services Administration 1099 14th Street, NW Room 200W Washington, DC 20005 Telephone: 202-219-3194 Fax: 202-219-2371 Email: Michael. caisson@gsa.gov Expressions of Interest must be submitted to the above address or email by 5:00 PM on July 8, 2009 and must include the following information: • Building name and address. • Rentable square feet available and expected rental rate per rentable square foot, fully serviced. • ANSI/BOMA Office area square feet (OASF) to be offered and expected rental rate per OASF, fully serviced. • Date of space availability. • Method of rentable space measurement. • Building Ownership Information. • Amount of parking available on-site and its cost – include whether expected rental rate includes the cost of the required Government parking (if any). • List of building services provided. The Government’s decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government’s requirements.
