- Map of delineated are for Project # 9PA2003. The United States Government seeks to lease class ‘A' contiguous office space in Suburban Philadelphia, Pennsylvania. The space offered must consist of approximately 3,278 rentable square feet, yielding a minimum of 2,850 ANSI/BOMA usable square feet. Agency prefers space on the top floor. Due to the agency's mission, the Government will survey measurements of the electromagnetic environment to determine the strength of radio signals of the surrounding metropolitan areas of all potential office sites. Delineated Area: The proposed space must be located within the following delineated area (see attached map): Northwest on Horsham Road (Rt 463) to Dresher Road. Southwest on Dresher Road to Welsh Road (Rt 63). Northwest on Welsh Road (Rt 63) to Fort Washington Avenue. Southwest on Fort Washington Avenue to Highland Avenue. Northwest on Highland Avenue to Bethlehem Pike. North on Bethlehem Pike to East Butler Pike. Southwest on East Butler Pike continuing on to West Butler Pike. Southwest on West Butler Pike to Norristown Road. West on Norristown Road to Walton Road. Southwest on Walton Road to East Germantown Pike. Northwest on East Germantown Pike to Old Arch Road. Southwest on Old Arch Road continuing on to New Hope Street. Southwest on New Hope Street to East Fornance Street. Southeast on East Fornance Street to Fairfield Road. Southeast on Fairfield Road to East Ridge Pike. Southeast on East Ridge Pike continuing on to East Main Street. Southeast on East Main Street continuing on to West Ridge Pike. Southeast on West Ridge Pike to Joshua Road. Northeast on Joshua Road to Flourtown Road. East on Flourtown Road to Stenton Avenue. Southeast on Stenton Avenue to West Mill Road. Northeast on West Mill Road to Bethlehem Pike. North on Bethlehem Pike to Camp Hill Road. East on Camp Hill Road to Pennsylvania Avenue. Southeast on Pennsylvania Avenue continuing on to Mount Caramel Avenue. Southeast on Mount Caramel Avenue to Limekiln Pike. (Rt 152). North on Limekiln Pike (Rt 152) to Jenkintown Road. Southeast on Jenkintown Road to Fitzwatertown Road. Northeast on Fitzwatertown Road to Old Welsh Road. Southeast on Old Welsh Road to Easton Road (Rt 263). North on Easton Road (Rt263) to Horsham Road (Rt 463). Term: The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Occupancy: Space must be ready for occupancy by approximately August 24, 2011. Parking: Three (3) secured parking spaces. Unique Requirements: The Government requires rooftop access and use of satellites and antennas. Market Survey: The Government will conduct a two-phased market survey. The second phase of the market survey will consist of electromagnetic testing. Submission Requirements: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name and address • Legal property description, recent survey, and property identification numbers (PIN) • Location of space in the building and the date it will be available • One-eighth inch scale drawing of space offered • ANSI/BOMA defined office area/useable square feet (USF) • Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of the authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, CB Richard Ellis.
