- UNITED STATES GOVERNMENT Seeks Leased Office Space San Sebastian, PR The United States Government seeks to lease Office Space consisting of approximately 1,150 rentable square feet in San Sebastian, PR within the following delineated area: North of: Road PR-111, from km 17.3 to km 20.6 South of: Road PR-125, from km 19.2 to km 22.1 (Int w/PR-119) West of: PR-445, from Int w/PR-125, km 19.2 Int w/PR-111 East of: PR-125, km 22.1 (Int w/PR-119) to Int w/PR-111 GSA will be seeking to lease approximately 1,150 rentable square feet (rsf) to produce approximately 1,311 ANSI/BOMA office area square feet (usf) of executive office and related space in San Sebastian, Puerto Rico. Tenant will require 24-hour, 7-day per week secured access to the space. The building offered must meet or be capable of being altered to meet Federal Fire and Life Safety and Handicap requirements. The Government shall reserve the right to determine acceptability of the offered property as to the building’s structural integrity; the highest safety and security of its surrounding areas. Lessor will provide electrical and communications infrastructure to a 24/7 air conditioned server room. Building is required to have an emergency water supply or cistern, and an emergency electric back up generator power with capability to sustain office operations for five (5) working days. Offeror must provide a minimum of 5 structured parking spaces (fenced in) for official government vehicles. An additional five (5) parking spaces shall be available for employees and another four (4) parking spaces shallbe available available for clients and may be located up to a 2-block radius from the proposed new office location. The proposed lease is for ten (10) years, five (5) years firm, cancelable after five (5) years on 60 days written notice, and should be fully serviced.
