RE-ADVERTISEMENT-NEW SPACE REQUIREMENTS THE DEPARTMENT OF VETERANS AFFAIRS SEEKS EXPRESSIONS OF INTEREST FOR 16,585 NET USABLE SQUARE FEET OF OFFICE SPACE IN LOUISVILLE, KENTUCKY Contracting Office Address Department of Veterans Affairs, Office of Construction & Facilities Management (00CFM3C), 811 Vermont Avenue, NW, Room 419, Washington, DC 20420 Description: The Department of Veterans Afairs is seeking to lease 16,585 net usable square feet of existing office space to relocate administrative VA staff from the medical center. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The space must be contiguous on a single floor; have 100 adjacent parking spaces; have public transportation access; be located within Jefferson County, Kentucky; and be within an eight-mile radius of the Louisville VA Medical Center's campus located at 800 Zorn Avenue in Louisville, Kentucky. The building may be required to meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. The building and parking area must be fully accessible meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). The space must be located in Jefferson County, Kentucky and within an 8-mile radius of the Louisville VA Medical Center located at 800 Zorn Avenue Louisvile, KY 40206. Offerors must provide evidence that properties are outside the 100-year flood plain. Lease Team: 10-year firm lease Availability: The estimated occupancy date is December 2009. EXPRESSIONS SHOULD INCLUDE THE FOLLOWING INFORMATION AND MUST BE RECEIVED IN WRITING NO LATER THAN JULY 21, 2009. 1. Building name, address, age of building and owner 2. Total net usable square feet, existing or proposed 3. Rental rate per NUSF 4. Scaled building plans and site drawings, which detail the number of parking spaces. Note. VA staff will conduct a market survey of properties offered for lease. The government will pay no more than the appraised fair market rental value for space. Respondents are advised that the VA assumes no responsbility to award a lease based upon respones to this advertisement.
