Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN KANSAS CITY, MISSOURI (SFO#9MO2042) REQUIREMENT: General Services Administration (GSA) is interested in leasing office space consisting of approximately 11,385 rentable square feet of existing space. Rentable space must yield a minimum of 9,990 ANSI/BOMA Office Area (usable) square feet of office and related space. The space will be occupied by the Social Security Administration. LEASE TERM: 10 years; 5 years firm term. UNIQUE REQUIREMENTS: A minimum height of 19’-6” from finished floor to the bottom of an acoustically-designed drywall ceiling shall be provided, an additional 1’- 6” from the acoustically-designed drywall ceiling to the bottom of the floor or roof deck above, and a minimum of 4” clearance from the acoustically-designed drywall ceiling to the bottom of the lowest structural member. See attachment “Studio Section Diagram A” for additional detail and clarifications. Office space must be contiguous and on one level without being split by a public corridor. The space shall be on the ground floor, supported by a concrete slab on grade. Space configuration shall be conducive to an efficient layout, including three approximately 30’ x 40’ studio areas, which shall be column free. Columns must be at least 40 feet apart (center to center) in both directions. Consideration for an efficient layout will include, but will not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an inefficient use of space. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, busy intersections or one-way access roads. Space shall not be located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government requires a fully serviced lease including a total of twenty (20) on-site parking spaces. The agency shall have access to their space 24 hours a day, 7 days a week. Normal hours of operation for the agency are Monday through Friday 6:00 a.m. to 6:00 p.m. (excluding Saturdays, Sundays and federal holidays). LOCATION: Offered properties must be located in Kansas City, Missouri within the following boundaries: Southern boundary - 39th St from the state line on the west to Hwy 71 on the east. Eastern boundary - 71 Hwy from 39th St on the south north to I-35 to 435N. Northern boundary - Hwy 152 from 435N on the east to 435S on the west. Western boundary - 435S from Hwy 152 on the north to the state line and the state line to 39th St. on the south. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address. 2)One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
