The Department of Veterans Affairs Seeks Expressionsof Interest for 20,052 - 21,000 Net Usable Square Feet of Clinic Space in Lorain, OH General Information Document type:Presolicitation Notice Solicitation Number: VA-101-09-RP-0204 Posted Date: July 7, 2009 Original Response Date: July 21, 2009 Classification Code: X-Lease or rental of facilities Contracting Office Address Department of Veterans Affairs, Office of Construction & Facilities Management (00CFM3C), 811 Vermont Avenue, NW, Room 419, Washington, DC 20420 Description: The Department of Veterans Affairs (VA) is seeking to lease approximately 20,052 to 21,000 net usable square feet of currently configured clinic/medical space in an existing space. The space needs to be contiguous. The property shall include at least 50 parking spaces adjacent or close to the building. Space must be available for immediate occupancy. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. The building and parking area must be fully accessible meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). Location: To be considered, space must be within the following delineated area: On either side of the following highways, streets, and roads starting in the North at Lake Erie, South within eight miles to the south of State Route 2, East to the intersection of State Route 2 and State Route 83, West to State Route 2 and the intersection of State Route 60. Offerors must provide evidence that properties are outside the 100-year flood plain. Lease Term: 2 years firm as a full service lease, with at least one additional one-year option period. Availability: The estimated occupancy date is December 1, 2009. VA STAFF WILL CONDUCT A MARKET SURVEY OF PROPERTIES OFFERED FOR LEASE. EXPRESSIONS SHOULD INCLUDE THE FOLLOWING INFORMATION AND MUST BE RECEIVED IN WRITING NO LATER THAN 7/21/09. 1. Building name or development site, address, age of building and owner. 2. Total net usable square feet, existing or proposed. 3. Rental rate 4. Scaled building plans and site drawings, which detail the number of parking spaces. Note: The government will pay no more than the appraised fair market rental value for space.
