DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 23,390 rentable square feet of contiguous office and related space yielding a minimum of 20,339 ANSI/BOMA office area square feet (previously usable). Visitor and employee parking must meet at least the minimum code requirements of the local jurisdiction but available parking up to or in excess of ninety (90) spaces is highly desirable. TENANT:Department Of the Interior (DOI), Acquisition Services Directorate. LOCATION: Offered properties shall be located within the following delineated area of Sierra Vista, Arizona: North – Business AZ-90 (E. Nelson Drive/ E. Fry Blvd.) from Buffalo Soldier Trail to S. Moson Road South – E. Ramsey Road East – S. Moson Road West – Fort Huachuca Army Base Boundary LEASE TERM: The lease will be for ten (10) years, ten (10) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, office space. The space shall be altered to meet the Government’s requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ABAAS (previously ADA) standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards). Offered space must be contiguous. POINT OF CONTACT: Expressions of interest should be submitted to the following person and address in writing, via e-mail or via fax, and should provide the building name, address, and the offered square footage. Response should also include a floor plan, a site plan, accessibility to public transit (identifying existing transit stops, route number and schedule) and a list of moderately priced eateries within 1 mile and other employee services located within 2 miles of the site. Brokers or Developers who respond on behalf of a building shall also provide written evidence of their authority to represent.
