- Description
- The General Services Administration (GSA) seeks to lease office space consisting of approximately 19,328 rentable square feet in Spokane, WA. The rentable space shall yield a minimum of 16,807 ANSI/BOMA Office Area (Usable) square feet, of Class A office space available for use by tenant for personnel, furnishings, and equipment, along with 73 reserved, secured parking spaces. The space must be contiguous. The overall parking to square foot ratio available on site shall at least meet current local code requirements and availability of public transportation and adequate parking must be available within two-blocks of the offered space. The space must have 148 foot setbacks on all sides, which may not include parking areas. This is a Level 4 security and LEED Gold project. The Delineated Area is: North: W. Deno Road/W. Mission Road South: Government Way East: I-90/W. Medical Lake Road West: Fairchild AFB (Rambo Road) The proposed lease is for fifteen (15) years firm and must be fully serviced. Space must be ready for occupancy no later than December 1, 2010. All services, supplies, utilities and tenant alterations are to be provided as part of rental consideration and the offered space must meet Government requirements for Fire and Life Safety, Seismic Safety and Handicapped Accessibility. Expressions of interest should be submitted to the following person and address in writing, via email, or fax, and should provide the site address, size, and the offered square footage. Responses must be received no later than 5:00 p.m. Tuesday, July 28, 2009. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of GSA or their authorized representative LaBonde Land, Inc./Studley. Brokers or agents may represent the prospective landlord but any properties or proposals submitted by broker/agent must be accompanied by written evidence they are authorized to represent the ownership of the building or property.
