- Delineated Area Map REQUIREMENT: The U.S. Government is seeking to lease approximately 11,618 rentable square feet yielding a minimum of 10,103 ANSI/BOMA office area square feet of contiguous office space on a single floor in Towson, Maryland. Space must be situated within Towson’s Central Business District, specifically within an area delineated by the following boundaries: North: W Padonia Road to E Padonia Road to Girdwood Rod to E Timonium Road East: Route 146 to I-695 to Route 542 (Loch Raven Blvd) South: Route 542 (Loch Raven Blvd) to Hillen Road to E Burke Avenue to West Burke Avenue to W Towsontown Blvd West: Route 129 to Bellona Avenue to Route 45 Space must be above grade. If space is above ground level, a minimum of two elevator banks is required. Build to suit may be considered based on the length of time necessary to deliver the space ready for occupancy. However, first consideration will be given to existing buildings. The site should be within a convenient and safe walk of no more than two blocks to secure parking for both employee and visitor parking use. The site should be within a relatively convenient walk to coffee shops, restaurants, banks and other retail establishments. The site should be safely accessible to both automobile and public transportation throughout the extended workday (7:00 a.m. to 5:30 p.m.) Monday through Friday. Site must be within two blocks of access to public transportation. Space must meet the Federal Government’s standards for fire safety, be capable of being fully accessible to the physically challenged and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully service altered to government specifications are required to include ample windows to provide natural lighting and both public and separate employee restrooms (located in the non-public area of the office). All services, supplies, utilities and tenant alterations are to be provided as part of the rental considerations. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building Ownership. Expressions of interest should include building name, address, location of space in the building, rentable square feet and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet and contact information for owner or authorized agent.
