- Description
- The US General Services Administration (GSA) is seeking to lease existing class "A" office/ warehouse space for the co-location of Social Security Administration (SSA) and Fish and Wildlife Services (FWS). New construction build to suits will also be considered. The delineated area is within the city limits of Cedar City, Utah. The lease term shall be for 10 years, 5 years firm, with completion of tenant improvements and occupancy by February 1, 2010 Buildings on the Historic Register, eligible for the Historic Register, or within a Historic District are encouraged to offer. Buildings that provide open/general parking freely accessible to the public on a first floor or basement (including partial first floor or basement), under the office area, will not be considered. The space, or building/location housing same, may not be located in the 100 year floodplain. The building/space must meet all fire/life safety and federal seismic requirements. Office space offered shall yield minimum 1,823 usable square feet (SSA 1,143usf, FWS 680usf) with adjacent and contiguous 350 usf of warehouse (for FWS) space included. All office space shall have windows. Parking is also required adjacent to the building providing 3 reserved surface parking spaces (2 FWS, 1 SSA). All space shall be accessible to the physically challenged in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS). Unisex restrooms acceptable as long as it complies with ABAAS. One electronically-operated (automatic), sectional overhead door as a complete unit produced by one manufacturer, including frames, sections, brackets, guides, tracks, counterbalance mechanisms, hardware, operators, and installation accessories, to suit openings and head room allowable. Door shall provide a minimum clearance of 9' height and 10' width and shall be constructed of steel, or fiberglass panels of a quality comparable to commercial standards. Door shall be grade level. A lock must be provided on the overhead door. Suspended ceiling from 8 to 9 ½ feet with fluorescent light fixtures is required. The lessor must provide access to the building and space, so that the Government can install a Government owned anti-intrusion alarm system. All building services, supplies, maintenance, janitorial, landscape and required tenant improvements (including partitioning) are to be provided as part of the rental consideration. The space shall be accessible by the agency 24 hrs./day - 7 days per week. Letter of Interest/Location Map of proposed building (and floor plan if available), and preliminary fully serviced rent rates shall be submitted for receipt no later than September 26, 2008 to: General Services Administration, P.O.
