- U. S. GOVERNMENT SEEKS EXPRESSION OF INTEREST FOR OFFICE SPACE RAPID CITY, SOUTH DAKOTA Requirement: General Services (GSA) is interested in leasing office space consisting of 9,537 rental square feet of either build-to-suit or existing space. Rentable space must yield 8,293 BOMA usable square feet of office and related space. The space will be occupied by the Social Security Administration. Lease Term: 10 years; 5 years firm Unique Requirements: The Government requires a fully serviced lease. Sites which are located directly on a highway or six-lane thoroughfare shall not be considered if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within one block or if the access is directly from the highway unless there is a traffic control device within two blocks or equivalent from the proposed office space. Space offered shall be located within the equivalent of two city blocks from a primary or secondary street serving the office. The route from the primary or secondary street shall be direct. Locations that have obscure, difficult access shall not be considered. If available, public transportation must be within two blocks of the space. Space requiring ramps inside the office space will not be acceptable. Only contiguous space will be considered and is required by SSA. Street level space is required. The employee parking lot shall be located in the rear of the building or near the employee private entrance. Three (3) reserved parking spaces are required for SSA. Handicap accessible parking is required immediately in front of the building structure. Space should not be located near cleaners, beauty salons, bingo parlors, establishments where alcoholic beverages are sold or served, or there are tenants related to drug treatments or detention facilities. Space will not be considered where apartment space or other living quarters are located within the building. LOCATION: Within the Rapid City city limits exclusive of the 100 year flood plain, and within the area bounded by the following streets: On the east by Campbell St from Catron Blvd on the south to the East North St and continuing along East North St to East Mall Drive. On the north by East Mall Drive from East North Street, continuing west through Mall Drive, and extending to Mt. Carmel Street. On the west by Mt. Carmel Street south of Mall Drive and following a north to south line across the Interstate and roughly following Highway 190 south of Interstate 90 to Founder's Park (bounded by West Philadelphia Street and Founder's Park Drive) to Omaha Street, from there extending west along Omaha Street and continuing along Chicago Street to a point approximately due north of Sheridan Lake Drive and follow Sheridan Lake Drive to Catron Blvd. On the south by Catron Blvd from Sheridan Lake Drive east to Campbell Street.
