- LEASE SPACE TO THE GOVERNMENT Requirement: The U.S. General Services Administration (GSA) is interested in leasing approximately 23,375 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 20,964 contiguous ANSI/BOMA Office Area square feet of space within Elkins Park, PA. The lease term requirement is for 10 years, 5 years firm, with full termination rights by the Government after the 5th full year of occupancy and includes a 5 year renewal option. The space must be available for occupancy by June 1, 2010. The delineated area is as follows: North: On Route 309 to Susquehanna Rd. East: On Susquehanna Rd. to Meetinghouse Rd. South: On Meetinghouse Rd. to Township Line Rd. West: On Church Rd. to Route 309 North. The Government is considering alternative space if economicallly advantageous. The Government will use the information it receives in response to this advertisement as a basis for a cost-benefit analysis and to determine whether to compete the lease requirement or to pursue a sole source justification to remain at the current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Expressions of Interest should include the following: 1) Building name and address 2) Rentable square feet available and rentable rate per square foot 3) Common Area Factor; and 4) Basic Floor plans. Submissions by other than the owner of a property must be accompanied by a letter from the owner granting permission to make a general offering of space. This is not a solicitation for offers, nor a request for proposals. THE GOVERNMENT WILL NOT PAY FOR ANY COSTS INCURRED AS A RESULT OF THIS ADVERTISEMENT.
