Description
United States Government Seeks Sources for Lease of Office and Related Space in Metropolitan Washington, D.C. The General Services Administration (GSA) is seeking offers under a long-term lease arrangement in Metropolitan Washington, D.C. The offered building shall be located within 2,640 walkable linear feet of a Metro Station within the following delineated areas: The District of Columbia; Virginia - Fairfax, Arlington, Prince William and Loudoun Counties; Cities of Alexandria, Manassas and Falls Church; Maryland - Prince Georges and Montgomery Counties. The following site characteristics and building characteristics are among the minimum requirements: PREMISES: Approximately 180,000 rentable square feet LEASE TERM: The proposed rental term shall be for ten (10) years, firm. OCCUPANCY: No later than June 30, 2011. PARKING: Reserved parking for thirty (30) official Government vehicles, plus code-required parking spaces. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Expressions of interest must include the following information: 1. Rental rate quotation per rentable square foot for a full service, ten year firm term, with a Tenant Improvement Allowance of $42.08 per usable square foot; 2. A site plan, showing the project location; 3. Building name, address, age and ownership; 4. Location of space in the building; 5. ANSI/BOMA office area/usable square feet (USF) and rentable square feet (RSF); 6. Name, address, telephone number, and email address of authorized contact; 7. Scaled floor plans identifying offered space; 8. Date of space availability; 9. Map showing proximity to Metrorail. The successful Offeror will lease a building consisting of approximately 180,000 rentable square feet equating to no less than 150,000 ANSI/BOMA office area square feet of office and related space. The Government reserves the right to make an award after initial offers are submitted.
