- Description
- The U.S. Government is seeking to lease approximately 2,442 Rentable Square Feet to yield no less than 2,122 ANSI/BOMA area square feet of contiguous office and related space in Visalia, CA. Space must be situated within the Central Business Area bounded by Mineral King Avenue, Ben Maddox Way, Huston Avenue, and Mooney Boulevard. Location must be in a prime commercial office district with professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in contemporary use. Streets and public sidewalks should be well-maintained. Additionally, 2 reserved on-site parking spaces are required for fleet vehicles. Regularly scheduled public transportation and/or public parking must be located within a 3-block radius to facilitate commuter and visitor needs. A variety of moderately priced restaurants and other amenities, such as retail shops, banks, etc., should also be available within a convenient walking distance. Buildings offered must be of sound and substantial construction and offer adequate means of ingress and egress. Building must meet Federal requirements for fire and life safety, ABAAS compliance, and seismic certification if applicable per building type. Building offered should not contain sprayed on fireproofing or acoustical treatment containing asbestos. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Lease term is 8 years, 5 years firm. Space must be ready for occupancy 120 days after Government notice to proceed with construction. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:30 PM PDT, Wednesday, August 12, 2009. Expressions of interest should include building name and address, location of space in building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, common area factor, and contact information for owner or authorized agent. Please also include 1/8-inch scale drawing of the floor plate and premises offered.
