- The United States Government currently occupies office and related space in a building under lease in Washington, DC, that is expiring. The Government is seeking to lease approximately 43,760 rentable square feet (RSF) of office and related space. The rentable square feet must yield a minimum of 36,256 ANSI/BOMA Office Area square feet (BOASF). The space must meet NFPA requirements for fire and life safety plus handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. The lease term requirement is for 10 years with one 5 year option. The space must be ready for occupancy by August 2010. The delineated area is: North- H Street, NW East- 6th Street, NW South- Constitution Avenue, NW West- 14th Street, NW Other applicable requirements include: •On-site reserved parking for two (2) vehicles with the capability to provide an additional three (3) spaces over the course of the lease term •Space must be located on the second floor or higher and must be provided on no more than three floors •Column spacing of no less than 24’ O.C. each way The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount and amortization rate if any. 4)Date of space availability. 5)Method of rentable space measurement. 6)Building ownership information. 7)Drawing of space offered. 8)Building ownership information. 9)Amount of parking spaces on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking. 10) Name, address, telephone number, and email address of individual to be contacted. The Government’s decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. Submission by other than the owner, manager or exclusive agent of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
