- Description
- The United States Government seeks to lease fully serviced office and related space for the Department of Defense in the Indianapolis, Indiana area. The space offered must consist of approximately 67,966 rentable square feet, yielding a minimum of 59,101 to a maximum of 65,011 ANSI/BOMA office area square feet. The Government will require 185 surface parking onsite of the office space if the offered space is outside of the central business district. If the offered space is within the central business district, the Government will require 20 onsite parking spaces and 165 surface parking spaces within two blocks of the office space. DELINEATED AREA: The proposed space must be located within the following delineated area: Northern Boundary: SR - 38 Western Boundary: I - 465 and US - 421 (north of 465) Southern Boundary: I - 465 and I - 70 (east of 465) Eastern Boundary: I - 465, Olio Road between I-70 and US-36, Carroll Road between US-36 and East 96th Street, Olio Road between East 96th Street and I-69, SR-37 between I-69 and SR-38 LEASE TERM: The proposed lease is for ten (10) years, five (5) years firm, with the Government having termination rights after five (5) years with 120 days notice to terminate. OCCUPANCY: Space must be ready for occupancy no later than January 1, 2011. The offered space must meet Government requirements for Fire and Life Safety, Handicapped Accessibility, and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. The space must fully meet DoD Unified Facilities Criteria (UFC) 4-010-01, DoD Minimum Antiterrorism Standards for Buildings. Only in the event that the Department of Defense occupies less than 25% of the ANSI/BOMA office area square feet of the building will UFC not be required. UNIQUE REQUIREMENTS: 1. Office space must be located on contiguous floors and have potential for efficient layout and be located in a professional office setting. 2. Strip retail locations will not be considered. 3. The Government requires a fully serviced lease. 4. Space shall not be located within a 100-year flood plain or wetland unless the Government has determined it to be the only practicable alternative. 5. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. 6. Government will conduct 24/7/365 Information Technology operations and requires significant power, cooling and data/voice communications to support segregated and securable IT infrastructure on raised floor with back-up power generation.
