Description
UNITED STATES GOVERNMENT Expressions of Interest Sought for Fairfax, Virginia The United States Government seeks to enter into a full service lease for approximately 10,134 Rentable Square Feet (RSF) yielding approximately 9,403 ANSI/BOMA Office Area Square Feet (BOASF) of contiguous office, retail or flex space in Fairfax, VA. The delineated area is as follows: North:Lawyer Road (Route 673 & Fox Mill Road)) East:Chain Bridge Road, (Route 123) South: Braddock Road West: Fairfax County Parkway & String Fellow Road The anticipated lease term is for five (5) years firm with a five (5) year option. Occupancy is required within six months of award. Lease award is estimated to be in Q1 of 2010. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and seismic protection. Space that is located on the first floor of a building is preferred. Space above the first floor must be serviced by at least 2 elevators. The overall dimensions of the proposed space shall not exceed a length to width ratio of 2 to 1. The proposed facilities must have access to adequate visitor parking nearby, and have access to sufficient public transportation. Expressions of interest should include the following information at a minimum: - Building name and address; - Location of space in the building and date of availability; - ANSI/BOMA defined office area/usable square feet (USF); - Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, and utilities; - Name, address, telephone number, and email address of authorized contact. The Government is using a tenant broker to represent them in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc.
