Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 87,337 rentable square feet yielding a minimum of 75,980 ANSI/BOMA to a maximum of 79,780 ANSI/BOMA office area square feet of contiguous office and related space in Greensboro, NC within the following delineated area: DELINEATED AREA: North: New Garden Road South: West Vandalia Road East: Church Street West: Highway 68 REQUIRED: The following criteria shall apply to all space considered by the Government: •The space must be within the delineated area as noted above. •The space offered shall be in a modern, first class office building. •Contiguous space on multiple floors is acceptable. Approximately 3,384 square feet shall be located on the first floor. •The space shall have a designated loading area at building, if loading dock is not present. •Eighteen (18) reserved parking spaces shall be available for official government vehicles. On-site parking shall be in accordance with the local ordinance. •The site must be located outside the 100-year flood plain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. Space must be ready for occupancy no later than May 1, 2011. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership. All potential locations must be presented by August 26, 2009. Please reference Project Number 9NC2098.
