Description
U.S. GOVERNMENT SEEKS APPROXIMATELY 5,603 RSF OF OFFICE SPACE FOR LEASE IN EL PASO, TEXAS (SFO# 9TX2452) REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 5,603 rentable square feet, which will yield approximately 4,871 ANSI/BOMA office area square feet of Class A office space for personnel, furnishings, and equipment. LEASE TERM: Ten (10) years; Five (5) years firm term. UNIQUE REQUIREMENTS: Space offered must be contiguous on one floor and must have potential for an efficient layout. Buildings offered must also have space available to house an additional GSA requirement of approximately 13,420 rentable square feet and yielding approximately 11,670 ANSI/BOMA office area square feet. Space shall be located in a professional office setting. The Government requires a fully serviced lease including eleven (11) secured parking spaces available 24 hours a day 7 days a week, 365 days a year. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as first class and comply with all current Federal, General Services Administration, state, and local codes including but not limited to regulations for fire and life safety, Architectural Barriers Act Accessibility Standard, Occupational Safety and Health Administration, and seismic protection. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. LOCATION: Offered properties must be located within the following boundaries: The El Paso Downtown Management District encompassed by the Border Highway, north on Kansas, west on Eighth, north on Alley H, east on Third, north on Campbell, east on Paisano Drive, north on Ochoa, east on San Antonio Avenue, north on Ochoa, east on Mills, north for 2 blocks then west to Campbell, north on Campbell, north west to Wyoming, west on Wyoming, south east on Prospect Drive, then west on Missouri, south west on Durango, west on San Francisco, south west to Paisano then south and south east on Paisano Drive, south west on Santa Fe, east on Border Highway, north on Oregon, west on Sixth, north on Avenue E, east on Fourth, north on Oregon, east on Third, south on Mesa, east on Fourth, south west on Alley G. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN August 18, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address. 2)Legal description 3)One-eighth inch scale drawing of space offered. 3)Square footage offered. 4)Method of measurement used to determine rentable square feet. 5)Name, address, and telephone number of individual to be contacted. 6)Evidence of authority to represent the owner.
