Description
UNITED STATES GOVERNMENT IS COMPETING EXISTING LEASED LOCATION IN ST. ALBANS, VT Project Number 7VT2018 Requirement: The United States Government currently occupies approximately 19,200 ANSI BOMA Usable Square Feet of contiguous warehouse space and 25 parking spaces under a soon to expire lease in St. Albans, VT. The Government is considering a competition for alternative office space and will relocate if a consideration of the economics and other factors involved are supportive. The cost of moving, alterations and occupant agency mission, among other items, will be considered in evaluating the alternative. This is an inquiry for available space and is not to be construed as an invitation to bid. Delineated Area: North of Lake Street East of South Main Street South of Nason Street West of Bronson Rd. <u> Lease Term </u>: : The Government is interested in a lease proposal of Five (5) years, One (1) year firm. Owners & Authorized Agents: The space must meet requirements for handicapped access in accordance with the ABAAS guidelines and must be fully serviced leased include all cleaning services and utilities. Submission by other than the owner or manager of the property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the offeror is representing more than one property, the offeror is hereby notified that they may only participate in negotiations on behalf of one owner. Expressions of interest should be submitted in writing no later than August 24, 2009 at 4pm eastern and should include the following information: 1.) Building name and address, and location of space in the building, legal property description, recent survey, property identification numbers (PIN). 2.) Floor plan detailing space offered. 3.) ANSI/BOMA defined Office Area Square Feet. 4.) Percentage of Common Area Factor used to Determine the Rentable Square Feet. 5.) Number of parking spaces available on the premises. 6.) Name, address, telephone number, and email address of individual to be contacted. 7.) Provide rental rate to broken down by shell, operating cost for a full serviced lease.
