Description
U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 26,674 RSF (23,195 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE KNOXVILLE AREA AS HEREINAFTER DESCRIBED. Existing buildings and new construction will be considered. Space must be located within the delineated area below: BEGIN Intersection of I-640 and Middlebrook Pike, heading WEST Continue WEST on Middlebrook Pike to Lovell Road (SR-131), turn LEFT heading SOUTHWEST Continue SOUTHWEST on Lovell Road to Pellissippi Parkway (SR-161), turn LEFT heading SOUTH Continue SOUTH on Pellissippi Parkway to I-70/I-40 and I-140 interchange Continue SOUTH on I-140 (Pellissippi Parkway) to Northshore Drive, turn LEFT heading NORTHEAST Continue NORTHEAST on Northshore Drive to US Highway 70/11, turn RIGHT heading EAST Continue EAST on US Highway 70/11 to Neyland Drive, heading NORTH Continue NORTH on Neyland Drive to James White Parkway Continue NORTH on James White Parkway to I-640 interchange, turn LEFT heading NORTH on I-640 Continue NORTH, then SOUTHWEST on I-640/I-75 to Middlebrook Pike, turn RIGHT END. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All space must be contiguous on the second floor or above of any offered location. Building must be able to accommodate up to fifteen percent (15%) expansion contiguous on the 2 nd floor. Space must be serviced by a minimum of two (2) elevators. On-site parking must meet/or exceed local code. At least 99 parking spaces must be commercially available for a minimum of four (4) contiguous hours without repaying a meter or other monitoring devise, within 2-block radius for employees and visitors. The location should be accessible by public transportation. All offered space must be contiguous within the building. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security and ‘green lease' requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be fifteen (15) years, ten (10) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain To submit a location for inspection, please forward information by 5:00 PM EDT, August 25, 2009. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 9TN2001. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
