6DC2302 AD AMENDMENT: THIS IS A RE-ADVERTISMENT TO A PREVIOUSLY PUBLISHED FEDBIZOPPS AD PLACED ON JUNE 25, 2009. THE PURPOSE OF THIS AD IS TO CLARIFY THE CHANGE IN SQUARE FOOTAGE FOR THE REQUIREMENT. U.S. GOVERNMENT SEEKS TO LEASE 10,000 USABLE SQUARE FEET UP TO APPROXIMATELY 15,000 USABLE SQUARE FEET OF OFFICE SPACE IN WASHINGTON, D.C. REQUIREMENT: The United States Government (Government) is seeking expressions of interest from potential sources for office space in a portion of the central business district in Washington, DC. The offered location must be at least approximately 10,000 ANSI/BOMA Usable Area Square Feet of modern office space yielding approximately 11,500 Rentable Square Feet. The Government reserves the right to lease up to 15,000 ANSI/BOMA Usable Area Square Feet which yields approximately 17,250 Rentable Square Feet. Only existing buildings within the delineated area will be considered. Space must be ready for buildout by October, 2009. The area of consideration: North: F Street, NW South: Constitution Avenue, NW East: 3rd Street, NW West: 9th Street, NW The term is for 5 years (5 years firm) as a fully serviced lease. Buildings must meet all applicable codes and regulations including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and must include the following information at minimum; (This is not an invitation for bids or a request for proposals): 1) Building name/address and age; 3) Location of space in the building and date it will be available; 4) One-eighth inch scale drawing of space offered; 5) ANSI/BOMA office area/useable square feet (USF); 6) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; 7) Common Area Factor used to determine the RSF; 8) Name, address, telephone number, and email address of authorized contact; 9) In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Jones Lang LaSalle. Any offeror who previously responded to this advertisement does not need to respond a second time unless there it is to change the original submission.
