- UNITED STATES GOVERNMENT Seeks Leased Office Space Charleston, SC REQUIREMENT: The U.S. Government is seeking to lease approximately 2,276 rentable square feet yielding approximately 1,979 ANSI/BOMA office area square feet of contiguous office and related space in Charleston, SC within the following delineated area: DELINEATED AREA: NORTH:Beaufain Street / N Market Street EAST:East Bay Street SOUTH:Broad Street WEST:Franklin Street / Wilson Street REQUIRED: Four (4) surface parking spaces are required. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. Additional special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers. Occupancy is required on or before March 1, 2011. LEASE TERM: Term is for 20 years, 10 years firm, with the Government having cancellation privileges after 10 years.
