Description
Contracting Office Address: General Services Administration, Public Buildings Service (PBS), Real Estate Division (9PEC), 450 Golden Gate Avenue, 3rd Floor East, San Francisco, CA, 94102 REQUIREMENT: The General Services Administration desires to lease approximately 6,300 – 6,950 RSF (5,500-6,325 USF) of office or warehouse space. The office/warehouse space should be fully serviced, air-conditioned office and related space, together with six (6) reserved, secured and structured parking spaces. There should be a controlled area between the office/warehouse space and the secured parking area. The building shall have 24-hour/7-day-a-week access. The site must be within one of the following two areas bounded by: Redwood City Area 1: Beginning in Redwood City, CA at the intersection of Hwy 101 (Bayshore Fwy.) and Hwy 84 (Woodside Rd.) and running westerly on Hwy 84 to Hwy. 280. Then running northly on Hwy. 280 to Hwy 92. Then running easterly on Hwy 92 (J. Aurthur Younger Pkwy.) to Hwy. 101. Then running southerly on Hwy 101 (Bayshore Fwy.) to the starting point at the intersection of Hwy 101 and Hwy 84. Or, Union City, Fremont, Hayward Area 2: Beginning in Fremont, CA at the intersection of Mowry Ave. and Cherry St and running Northerly on Cherry St. (Hesperian Blvd.) to Hwy 92. Then running easterly on Hwy 92 (West Jackson St.) to Hwy 238. Then running southerly on Hwy 238 ((Mission Blvd.) to Hwy 84. Then running westerly on Mowry Ave. to the starting point intersection. LEASE TERM: 10 years firm. OCCUPANCY: Occupancy is required on approximately 1/24/2011. STANDARD CONDITIONS AND REQUIREMENTS: The space offered must be fully serviced in a quality building of sound and substantial construction, either a new, modern building or one that has undergone restoration or rehabilitation for the intended use. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. The space must meet all current Federal/GSA-PBS, State and Local standards. The building and space must meet OSHA, seismic protection and fire safety codes and not be located in a flood zone. The leased space shall be free of all asbestos containing materials, except undamaged asbestos flooring in the space, undamaged boiler or pipe insulation outside the space, in which case an asbestos management program conforming to EPA guidance shall be implemented. The space shall be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Additionally, the building must conform to Life Safety Performance Level of ICSSC RP 6. Further, the space must be altered to meet the Government’s requirements. Expressions of interest must be submitted in writing and should include the following information at minimum: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space. Responses must be received not later than 4:00 p.m., Thursday, September 15, 2009.
