U.S. GOVERNMENT SEEKS PROPOSALS TO LEASE APPROXIMATELY 13,245 RSF (YIELDING A MINIMUM OF 11,518 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN LEESBURG, FL ________________________________________ DESCRIPTION U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 13,245 RSF (YIELDING AT LEAST 11,518 ANSI/BOMA OFFICE AREA SQUARE FEET) OF CONTIGUOUS FIRST FLOOR OFFICE SPACE WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet requirements for Fire/Life Safety, handicapped access in accordance with ADA / ABAAS guidelines, and those requirements to be set forth in the “Solicitation for Offers” (SFO) to be issued for this lease action. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space shall be ready for occupancy no later than August 1, 2010. DELINEATED AREA: Within the city of Leesburg, FL further delineated as the area surrounded by and adjacent to: North: U.S. Hwy 441 (North Blvd.) South: State Road 44 (Dixie Avenue) East: Canal Street West: U.S. Hwy 27 (14th Street) INFORMATION REQUIRED: EXPRESSIONS OF INTEREST SHOULD BE MADE TO THE AUTHORIZED CONTACTS NOTED BELOW NO LATER THAN AUGUST 28, 2009. PRIOR TO ANY SITE VISIT TO THE OFFERED SPACE, THE OFFEROR MUST SUBMIT IN WRITING THE FOLLOWING MINIMUM INFORMATION *: 1) Building name and address, and location of space within the building. 2) Rentable Square Feet (RSF) available/to be offered 3) Common Area Factor used to Determine the Rentable Square Feet 4) Rental Rate per RSF with inclusions (i.e. Utilities, janitorial, etc) 5) Proposed Tenant build-out allowance 6) Number of parking spaces available on the premises. 7) Name, address, telephone, and email address of individual to be contacted. AUTHORIZED PARTICIPANTS: Submission by other than the Owner of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where an Agent/Broker is representing more than one Owner’s property, the Agent/Broker must provide a written statement signed by each Owner acknowledging that they are aware the Agent represents multiple Offerors. Agents/Brokers are hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
