- Description
- REQUIREMENT: The General Services Administration is seeking to lease approximately 3,852 contiguous rentable square feet of office and related space for use by Government personnel, furnishings and equipment. The rentable space must yield a minimum of 3,350 contiguous ANSI/BOMA Office area square feet (OASF). The design of the space offered shall be conducive to efficient layout and good utilization as determined by the Government. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The Government shall have access to the space 24 hours per day, seven (7) days per week. The offered Space shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. The modern space must meet Government requirements for security, fire, life and seismic safety and must comply with ADA accessibility. Flood plain certification is required. Subleases are not acceptable. LOCATION: All offered properties must be located within the following delineated area: The delineated area is Buildings which face and have street addresses on the boundary streets are deemed to be within the delineated area: North: I-40 Business; East: W. Wendover Ave to Stanley Road; South: Hilltop Road to High Point Road; West: High Point Road to Merritt Drive to I-40 Business. LEASE TERM: The lease term requirement is for 10 years, 5 years firm with the Government having 60 days notice cancellation rights after the firm term. The space must be available for occupancy by November 1, 2010. EXPRESSIONS OF INTEREST: Owners or Authorized Representatives desiring to submit a location for inspection should forward information by 5:00pm, September 11, 2009. Expressions of interest should include building name and address, location of space within the delineated area, amount of rentable square feet offered, amount of ANSI/BOMA square feet of offered and contact information for owner or authorized agent/representative. Any properties submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
