Description
Map of Delineated Area The U.S. Government is interested in leasing approximately 80,000 rentable square feet (at least 69,643 ANSI/BOMA Office Area Square feet) of office, storage, and related space. The space must meet requirements for fire and life safety plus handicapped accessibility in accordance with ABAAS. Approximately 7,000 RSF of the total space requirement will be for heavy storage and will require live floor loading capabilities of at least 250 pounds per square foot. -Within the office space, approximately 44,000 RSF will require at least 9-feet, 6-inch finished ceiling heights, and approximately 22,200 RSF will require at least 11-feet, 6-inch finished ceiling heights. Interior column spacing of at least 30-feet is preferable. -600 RSF of rooftop space is required for the installation of a satellite dish and long wire antenna with a 30-foot mast. -The offered building must have a loading dock capable of housing an 18-wheel tractor trailer with extended cab. -The offered building must have the capability for the Government to install a 100% backup power generator, and it is preferable that the building be served by two electrical feeds from separate grids and substations. -Secure parking is required on site for three (3) typical government owned vehicles. Additional secure parking is required within 1-block of the offered building for five (5) special use vehicles. Such special use vehicles vary in size of up to 16-feet in width, and up to 68-feet in length. If structured or underground parking is offered, the lowest level of ceiling height clearance must be at least 8-feet, 6-inches, and an additional 2,000 RSF of adjacent outdoor space with Southern sky exposure for testing of the vehicles is required. Occupancy is required no later than December 2012. LEASE TERM: FIFTEEN (15) YEARS, TEN (10) years firm. DELINEATED AREA: In and around Philadelphia, PA as described by the area below (Map available upon request): North: From the intersection of E. Bells Mill Ave and Stenton Ave, East on Stenton Ave to West Godfrey Ave to Adams Ave. North on Rising Sun Ave to Cottman Ave. East on Cottman Ave to the Delaware River. East: Delaware River South: From the Walt Whitman Bridge, West on I-76 to I-95 South to S. 26th Street. North along S. 26th Street to I-76 (Schuylkill Expy). I-76 (Schuylkill Expy) to South Street. West on South Street to Spruce Street to the intersection of S. 48th Street. North on 48th Street to West Girard Ave to Belmont Ave. North on Belmont Ave to E. City Ave to the Schuylkill River. North along the Schuylkill River to the intersection of River Road and Port Royal Ave. West: North on Port Royal Ave to Ridge Ave to Bells Mill Road. North on Bells Mill Road to the intersection of Stenton Ave. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN SEPTEMBER 10, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address, and location of space in the building. 2)One-eighth inch scale drawing of space offered. 3)ANSI/BOMA defined Office Area Square Feet 4)Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, and tenant improvement allowance included) 5)Indicate whether the offer is for an existing building, or planned new construction. If new construction, indicate if the site is currently zoned for office/flex/warehouse and if site plan approvals have already been obtained. 6)Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
