- The United States Government seeks to lease approximately 35,195 rentable square feet (RSF) yielding 30,604 ANSI/BOMA Office Area Square Feet (ABOASF) (previously usable) of contiguous office and related space in Durham, NC within the general area bounded by the following North:Ellis Road South:I-540 East:Page Road West:Highway 55 The lease term is for ten (10) years, ten (10) years firm, with the Government having cancellation privileges after the tenth year and must fully serviced. The offered space must meet Government requirements for Fire Safety (offered building must be fully sprinklered) and Handicapped Accessibility. Space shall be located in surroundings conducive to a professional business area and accessible to major highway arteries. One hundred fifty five surface parking spaces are required. Ground floor space is preferred. If other than ground floor space is offered, space must support a 126 pound floor load. Space must be ready for occupancy October 2010. All expressions of interest must be submitted in writing by brokers/agents and must be accompanied by written evidence of authorization to represent the building’s ownership. Subleases are not acceptable. Expressions of interest should include the following information at a minimum: •Building name/address; •Location of space in the building and date of availability; •ANSI/BOMA defined office area/usable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, utilities, and tenant improvement allowance; •Name, address, telephone number, and email address of authorized contact; •Cost per acre of land; •Site Plans.
