- U.S. GOVERNMENT WANTS TO LEASE SPACE IN KANSAS CITY, MISSOURI (SFO# 8MO2074) REQUIREMENT: General Services Administration (GSA) is interested in leasing office space consisting of approximately 8,600 rentable square feet of space. Rentable space must yield approximately 7,453 to 7,826 BOMA usable square feet of office and related space. The space will be occupied by the Social Security Administration. LEASE TERM: 10 years; 7 years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous and on one level without being split by a public corridor. The space shall be located above the ground floor. Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but will not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an inefficient use of space. Columns must be at least 20 feet apart (center to center) and 20 feet from any interior wall and be no more than two foot square. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, busy intersections or one-way access roads. Space shall not be located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Space will not be considered where apartment space or other living quarters are located within the building. The Government requires a fully serviced lease including a total of four (4) on-site parking spaces. The agency shall have access to their space 24 hours a day, 7 days a week. Normal hours of operation for the agency are Monday through Friday 6:00 a.m. to 6:00 p.m. (excluding Saturdays, Sundays and federal holidays). LOCATION: Offered properties must be located no more than nine blocks from the Bolling Federal Building located at 601 E. 12th Street, Kansas City, MO and within the following boundaries: North: 10th Street South: 31st Street East: Holmes Street West: Wyandotte Street EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. For unimproved sites provide specific location. 2) One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
