- Description
- The Government desires to lease approximately 95,000-100,000 contiguous rentable square feet of office and related space for a 15-year firm term with one 5-year renewal period. Both existing product and new construction will be considered. The location ("delineated area" or "DA") will be in the within the City of Albuquerque or Bernalillo County in the Jefferson and I-25 area. Specifically it will be north of Ellison, east of Washington, north of Hawkins and north of the drainage ditch connecting the west end of Hawkins to the North Diversion Channel, east of the North Diversion Channel, south of the North Pino Arroyo, east of Tiburon, east of the section of Jefferson between Tiburon and Paseo del Norte, south of Paseo del Norte, and west of the Pan American Highway between Paseo del Norte and Ellison. All services, supplies, utilities and tenant alterations ar to be provided as part of the rental consideration. The offered space must meet government requirements for security, fire safety and handicapped accessibility. Onsite parking shall be the greater of, 461 spaces or meet local code. The Government shall be the sole tenant in the building. The facility must be complete and fully operational no later than June 1, 2011, although the Government is prepared to occupy the building at an earlier date. The Solicitation for Offers shall be available on September 25, 2009.
