Description
The United States Government seeks to lease class 'A' contiguous office space consisting of approximately 16,464 Rentable Square Feet yielding 14,317 ANSI/BOMA Office Area Square feet for a federal law enforcement agency in Pecos, TX. A sallyport with dedicated entrance into ground floor space, that can accommodate up to a 50 foot bus with adequate entrance/exit and turn radius is required. In addition, processing and holding cells will be located on site. The proposed space will be utilized for law enforcement, and offerings may be eliminated that are located in close proximity of schools, daycare centers, residential concentration, hotels, or areas of high civilian activity or vulnerability. The site shall be easily accessible by main thoroughfare but inconspicuous to public and traffic. The Government will require twenty five (25) secured parking spaces. The proposed space must be located within the city limits of Pecos, TX as delineated area. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than February 1 st, 2011. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership.
