- Renovation of an existing metal building located on the Santa Fe Indian Hospital campus to house the Business Office and Field Health programs. This requirement is for a proposal leading to issuance of a delivery order under a competitively awarded Job Order Contract (JOC) for the Albuquerque Area Indian Health Service. The contractor is Native American Services Corp with a field office in Albuquerque, New Mexico. Under this requirement the Contractor shall provide complete design and construction services for the renovation of Building No. 02001. The work shall be complete and shall include, but not be limited to site work, site utilities, demolition, concrete, structural steel, metal framing, gypsum wallboard, insulation, architectural finishes, plumbing, mechanical, fire alarm system, electrical, lighting arrestor system, etc. that will result in an office building in accord with the Drawings and General Specifications. All work shall also be in full accord with the following codes: National Fire Protection Association (NFPA) Life Safety Code 2003, NFPA 13 2002, National Electrical Code (NEC) 2005, International Building Code (IBC) 2003, Uniform Plumbing Code (UPC) 2003, Uniform Mechanical Code (UMC) 2003, International Energy Conservation Code (IEC) 2003, Americans with Disabilities Act (ADA), and other Federal, State and Local governing codes. The Contractor shall take measures to recycle the following materials that result from the demolition and new construction work to the fullest extent possible: carpet, gypsum board, lumber, copper wire & pipe, steel siding & roofing, glass, aluminum, fiberglass insulation, plastics and others as may be identified. The Contractor shall provide complete construction drawings and specifications for review and approval prior to start of work that include, but not limited to, the details and methods by how the work is to be performed, the materials and equipment that are to be used, calculations for all mechanical & electrical systems, and submittals of manufacturer's catalog data and warranties of all major equipment/material items to be installed. The Contractor shall provide an Operations and Maintenance manual, complete with all warranties, contact names and phone numbers in two hard bound notebooks and one CD-ROM disk in either MSWord or Adobe PDF format. The Contractor shall provide a minimum of 2 hours training to the facility management staff on all installed equipment and systems at completion of all work.
