Description
U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 4,751 RSF (YIELDING AT LEAST 4,132 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE AND PARKING SPACES WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. If space is not available on the first floor then space shall be served by a minimum of two elevator cabs. The offered space shall provide for an efficient layout, meeting all the requirements of the Solicitation for Offers package. Space shall be ready for alterations no later than July 2010. The proposed site must also be able to offer one parking space on-site. LEASE TERM: Ten (10) years, seven (7) years firm. DELINEATED AREA: Within the City of Gardner, MA as further delineated by the following: Beginning at the intersection of Central and Green Streets (POB) and following: •· South on Elm Street to Cross Street •· West on Cross Street to Chestnut Street •· South on Chestnut Street to Main Street •· West on Main Street to to North on Main Street •· West on Baker Street to Nichols Street •· North on Nichols Street to Parker Street •· West on Parker Street to Jean Street •· North on Jean Street to West Street •· South-East on West Street to Oak Street •· North on Oak Street to Richmond Street •· East on Richmond Street to Lake Street •· North on Lake Street to Park Street •· Continue on Central Street to the POB EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN OCTOBER 9th, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: •1) Building name and address, and location of space in the building. •2) If the requirement will be met through new construction, the status of the building shall be provided (i.e. planned, permitted, funding status, etc.) •3) Legal description •4) Drawing of space offered. •5) ANSI/BOMA defined Office Area Square Feet •6) Rentable Square Feet Offered •7) Percentage of Common Area Factor used to Determine the Rentable Square Feet •8) Number of parking spaces available on the premises. •9) Name, address, telephone number, and email address of individual to be contacted. S ubmission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
