- UNITED STATES GOVERNMENT Expressions of Interest Sought for Washington, DC The United States Government seeks to enter into a full service lease for approximately 6,358 Rentable Square Feet (RSF) yielding approximately 5,528 ANSI/BOMA Office Area Square Feet (BOASF) of contiguous office space in Washington, DC. 5 on site parking spaces are required. The delineated area is as follows: North: Northern side of M Street, from the West side of 4th Street SW to the East Side of Water Street SE. East: Water Street SE / 11th Street Bridge / East side Martin Luther King Jr. Ave. to Alabama Ave. SE South: South side of Alabama Ave. SE / South side of Malcolm X Ave. SE to Route 295 West: Route 295 / Capital Street Bridge / West side of 4th Street SW / North side of M Street SW. The anticipated lease term is for five (5) years firm with a five (5) year option. The required occupancy date is April of 2010. The offered building must be at least 2,540 walkable linear feet from a metro. Buildings offered for consideration must have the ability to demonstrate meeting all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and seismic protection. Expressions of interest should include the following information at a minimum: •Building name and address; •Location of space in the building and date of availability; •ANSI/BOMA defined office area/usable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, and utilities; •Name, address, telephone number, and email address of authorized contact. The Government is using a tenant broker to represent them in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc.
