Description
The United States Government seeks to lease modern office space in Fort Wayne, Indiana. The space offered must consist of approximately 3,875 rentable square feet yielding a minimum of 3,370 ANSI/BOMA usable square feet and a maximum of 3,707 ANSI/BOMA usable square feet. On-site parking is required for 5 vehicles. An additional 2 parking spaces must be provided over the lease term. The space must be located in a surrounding that is conducive to a professional business area. LEASE TERM : The proposed lease is for fifteen (15) years, ten (10) years firm, with the Government having cancellation privileges after 10 years. UNIQUE REQUIREMENTS : 1. Office space must be contiguous and have potential for efficient layout, and be located in a professional office setting. 2. Location must not be in the immediate vicinity of any potential environmental threats such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. 3. Ability to place a roof antenna. 4. Strip retail locations will not be considered. 5. Facilities that provide underground parking should have access controlled parking restricted to the tenants only. Facilities that provide open/general public parking below the facility will not be considered. 6. The location should provide regularly scheduled public transportation and employee parking within a 3 block walking distance of the offered building with pedestrian signaled sidewalks, 7. The Government requires a fully serviced lease. 8. Space shall not be located within a (100-year) flood plain or wetland. 9. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. 10. Floor load must be capable of supporting four 800-1,000 lb. safes. 11. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate compliance with all current Federal/GSA/PBS, State, and local codes including, but not limited to, regulations for fire and life safety, ADA accessibility, OSHA, and seismic protection. DELINIATED AREA : The proposed space must be located within the City Limits of Fort Wayne, IN, giving preference to the Central Business District. All locations must have convenient access to major highways and public transportation. OCCUPANCY DATE : Occupancy is required on or before September 2011. GSA will use its National Broker Contract to assist with fulfilling this requirement. OWNERS/AGENTS : All expressions of interest submitted by brokers / agents must be accompanied by the following: 1. Building name and address, 2. One-eighth inch scale drawing of space offered, 3. Square footage offered, 4. Method of measurement used to determine rentable square feet, 5. Name, address and telephone number of individual to be contacted, and 6. Evidence of authorization to represent the building's ownership. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or its authorized representative.
