- Description
- The United States Government seeks to lease space in a professional class “A” facility of modern construction in a professional Class “A” setting. Space must be in a contiguous layout and on contiguous floors if offering is multi-floor. The offered space must consist of approximately 10,194 rentable square feet in Montgomery, AL. The space must yield 8,865 ANSI/BOMA useable square feet. A minimum of twelve (12) secure, surface parking spaces is required. Public Transportation is required within several blocks of the space. If the proposed space is in a multi-tenant building, a dedicated elevator is required for tenant use. A sally port with a dedicated entrance leading into the ground floor space is required. The sally port must be able to accommodate up to a 50 foot bus with adequate entry, exit and turn radius. A minimum 20 foot setback, measured from the building façade to any point of vehicular access, is preferred. The proposed space will be utilized for law enforcement, and offerings may be eliminated that are located in close proximity to schools, daycare centers, residential concentrations, hotels, or areas of high civilian activity or vulnerability. The site shall be easily accessible by main thoroughfare but inconspicuous to public and traffic. Existing buildings and new construction will be considered. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area: North:Atlanta Highway East:Pike Road South:Highway 231 West:Eastern Boulevard The proposed lease is for ten (10) years, five (5) years firm, and must be fully serviced. Space must be ready for occupancy no later than 12/1/2010. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
