Description
REQUIREMENT: The U.S. Government is interested in leasing approximately 11,100 rentable square feet (yielding approximately 9,651 to 10,135ANSI/BOMA Office Area square feet) of office space. The building offered must be professional space and must meet the Government's minimum Federal fire and life safety and handicapped accessibility requirements. -UNIQUE REQUIREMENT- •- The space must be located on one (1) contiguous floor. It may NOT be located on the ground floor of the building. LEASE TERM: Ten (10) Years, cancellable by the Government after the fifth (5 th ) year. OCCUPANCY DATE: Space must ready for occupancy within 120 days from receipt of design intent drawings by the Government. DELINEATED AREA: Hoboken, NJ as described by the area below: Northern Boundary : Fourteenth Street Southern Boundary : Observer Highway Eastern Boundary : Frank Sinatra Drive to 1 st Street; then West on 1 st Street to River Street; then South on River Street to Hudson Place; then East on Hudson Place to the intersection of Observer Highway Western Boundary : Willow Avenue EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN OCTOBER 20, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: •1) Building name and address, and location of space in the building. •2) Legal description •3) One-eighth inch scale drawing of space offered. •4) ANSI/BOMA defined Office Area Square Feet •5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) •6) Percentage of Common Area Factor used to Determine the Rentable Square Feet •7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
