Description
Delineated Area Map The U.S. Government is interested in leasing approximately 84,000 rentable square feet (yielding at least 70,242 ANSI/BOMA Office Area Square feet) of contiguous office and related space. The space must meet requirements for fire and life safety plus handicapped accessibility in accordance with ABAAS. -The offered building must have the capability for the Government to install a secure backup power generator. -Offered space must be located on no more than four (4) contiguous floors. -The building must be able to provide on-site reserved parking for 10 vehicles, plus additional unreserved parking for at least 240 vehicles. Occupancy is required no later than June 2012. LEASE TERM: FIFTEEN (15) YEARS, TEN (10) years firm. DELINEATED AREA: In and around King of Prussia, PA as described by the area below (Map available upon request): Starting at Route 3 and Route 476 on the south Continuing north on Route 476 to Matsonford Road Continuing east/northeast on Matsonford Road across the Schuykill River (Matsonford becomes Fayette St.) to E. Elm / E. Hector St. Continuing east on E. Elm / E. Hector to Cedar Grove Road Continuing north on Cedar Grove Road to Joshua Road Continuing northeast on Joshua Road to Route 73 (Skippack Pike) Continuing northwest on Route 73 to Route 113 Continuing southwest on Route 113 to Route 29 Continuing south on Route 29 to Route 30 Continuing west on Route 30 to Route 352 Continuing south on Route 352 to Route 3 Continuing east on Route 3 to Route 476 EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN OCTOBER 29, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address, and location of space in the building. 2)One-eighth inch scale drawing of space offered. 3)ANSI/BOMA defined Office Area Square Feet 4)Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, and tenant improvement allowance included) 5)Indicate whether the offer is for an existing building, or planned new construction. If new construction, indicate if the site is currently zoned for office and if site plan approvals have already been obtained. 6)Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
