Description
The United States Government seeks to lease Class A office and related support space consisting of approximately 49,343 rentable square feet in the Quincy/Braintree market. The space should yield a minimum of 42,907 ANSI/BOMA usable square feet. Eight controlled/assigned parking spaces must be available on-site for government vehicles; six structured and two surface. In addition public parking spaces should be available within 1,220 linear feet of the space offered. Satisfactory public transportation (bus and/or light rail) must be available within 3,000 linear feet of the space offered. Offered space must allow for effective layout on no more than three contiguous floors. A loading dock or similar type area with an overhead door must be available with the offered space for the receipt and pick-up of pallet sized loads. The dock area and adjacent truck loading/unloading area can be at the same grade as the space offered. A 20 foot setback is desirable. If setback can not be achieved, other approved security measures may be permitted if approved by the Government. At a minimum this project will obtain LEED certification for Commercial Interiors. (LEED-CI). The proposed space must be located within the following delineated area: Within the city limits of Quincy or Braintree, MA. The proposed lease is for fifteen (15) years, ten (10) years firm, and will be fully serviced. Occupancy is required on or before June 1, 2010. The offered space must meet Government requirements for Fire, Life-safety, Handicapped Accessibility. Expressions of Interest must include the following: 1. Building name and address; contact person with phone number. 2. Name, address, and phone number of property owner. 3. Rentable Square Feet offered and annual RSF rental rate - rate should be broken out to Annual Shell and Annual Operating Costs. 4. Common Area Factor. 5. RSF rate for standard building tenant improvements offered. Written responses are required not later than Oct 28, 2009. FAX's will be accepted. Verbal responses will not be considered. Expression of interest will include written permission to show the property and proof that the property is not located in a flood plain.
