- REQUIREMENT: The United States Government is seeking to lease office and related space consisting of a minimum of 1,955 ANSI/BOMA ("Useable") square feet to a maximum of 2,151 ANSI/BOMA square feet of contiguous space for use by the U.S. Department of Agriculture, in Commerce, CA. Parking shall meet current local parking code requirements plus two (2) surface reserved parking spaces, at no additional cost to the Government. AREA OF CONSIDERATION: Within Commerce, CA: North: I-10 South: Washington Blvd East: I-5 West: I-110 TERM: The anticipated term is five (5) years, three (3) years firm as a fully serviced lease. The estimated occupancy date is 7/1/2010. BUILDING REQUIREMENT: The building identified should have regularly scheduled public transportation and/or employee parking within 2 - 3 blocks sufficient to cover commuting and visitor needs. Space should be located with a variety of inexpensive moderately priced fast food and/or eat-in restaurants within one mile, and other amenities such as retail shops, cleaners, banks, etc. should be available within one mile. The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. Buildings offered for consideration must be of sound and substantial construction and must meet all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, accessibility (Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and must not be located in a flood plain. The property should not have any easements or right-of-way encumbering the property that breaks up the buildable area; any portions subject to an easement or right of way will not be counted in the buildable area. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum:  Building name/address  Location of space in the building and date it will be available  Drawing of space offered  Rentable Square Feet (RSF) offered  Common Area Factor used to determine the RSF  Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS: In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA).
