DELINEATED AREA: Within the following boundaries in Berkeley County, WV or Jefferson County, WV: North: Potomac River/West Virginia State Border East: Shenandoah River South: From intersection of Shenandoah River and Route 9/Charles Town Road, continuing West on Old WV-9/State Route 115/South George Street, West on US Highway 340/West Washington Street/State Route 51, continuing west on Route 51/Middleway Pike, West on Specks Run Road, West on Giles Mill Road/Route 26, continuing west on Route 26/Runnymeade Road to the intersection of Route 24/Goldmiller Road. West: From intersection of Route 26/Runnymeade Road and Route 24/Goldmiller Road: continuing north on Route 24/Horners Sawmill Road, continuing north on Tabler Station Road, continuing north on Route 30/Arden Nollville Road, West on Route 15/Tuscarora Pike, North on Route 16/Thatcher Road, West on Route 13/Dry Run Road, North on Butlers Chapel Road, North on Route 9/Hedgesville Road, Northeast on Route 901/Hammonds Mill Road, North on Vineyard Road to the Potomac River. REQUIREMENT: The United States Government seeks to lease office space consisting of approximately 30,000 usable square feet and warehouse/storage/garage space consisting of approximately 6,000 usable square feet (36,000 usf total) within the delineated area noted above. The space shall be contiguous. Drive-in access is required. Warehouse must have a minimum of fourteen-foot clear-height. Tractor trailer access is required. One hundred (100) secure parking spaces are required. The proposed lease is for ten (10) years, five (5) years firm and should be fully serviced and meet Government requirements for Fire Safety and Handicapped Accessibility. Proposals from brokers or agents should be accompanied by evidence of their authorization to represent the ownership. Expressions of interest should include the following: •1) Building name and address. •2) Location of space in the building and date it will be available •3) ANSI/BOMA defined office area/useable square feet (USF) •4) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. •5) Floor plans showing fire and life safety, including stairwells and sprinklers. •6) Name, address, telephone number, and email address of authorized contact •7) In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission If you meet these requirements, please submit pertinent information by November 12, 2009, making reference to Project No. 9WV2037-Amend1.
