Description
U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 6,758 RSF (5,877 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE GREENVILLE AREA AS HEREINAFTER DESCRIBED. Only existing buildings and/or buildings currently under construction (speculative construction) will be considered. Built to suit construction will not be considered. Space must be located within the delineated area below: North: North Street South: Camperdown Way East: Highway 29 West: Highway 12 Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All space must be contiguous on one floor and column spacing must be a minimum of twenty (20) feet. On-site parking must meet/or exceed local code and provide 1 reserved parking space must be available on-site for Government vehicles. The location should be accessible by public transportation. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government’s security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be ten (10) years, five (5) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain To submit a location for inspection, please forward information by 5:00 PM EDT, November 12, 2009. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number – 9SC2045. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Jones Lang LaSalle.
