- REQUIREMENT: The United States Government seeks to lease approximately 3,979 rentable square feet (RSF) to yield 3,460 ANSI/BOMA office area square feet of contiguous office and related space in St. Croix, USVI. Regularly scheduled public transportation and public parking facilities should be available within four (4) blocks. Additionally a variety of amenities should be located within four (4) blocks. First floor, single floor, contiguous space is preferred. Space above ground level must be serviced by at least two (2) elevators, one of which may serve as a freight elevator. A cistern and generator, capable of sustaining fully operation of the space for a minimum of one (1) week, is required. Space should be no more than twice as long as it is wide, and should have open areas where columns and other obstructions do not hinder the development of efficient spaces layouts and office workflow. Columns must be at least twenty feet (20’) from any interior wall and from each other, and no more than two feet (2’) square. Offered space must be fully serviced and located in a prime commercial office district capable of being altered or constructed to meet the Government’s specifications. Site must be located outside the 100-year flood plain. Sub-leases are not acceptable. The offered space must meet Government requirements for security, fire safety and handicapped accessibility (ABAAS). LEASE TERM: 10 years, 5 years firm, with the Government having cancellation privileges after 5 years. DELINEATED AREA: North: Northside Road South: Lowery Hill Road East: Southside Road West: Northside Road – as it curves around from the North Expressions of interest must be submitted in writing and should include the following information: address/location of site, square footage, name, address, telephone number and email address of individual to be contacted, name of recorded owner, and evidence of authority to represent the owner. All expressions of interest must be received by November 16, 2009.
