- SUMMARY REQUIREMENT: The General Services Administration desires to lease approximately 4,968 rentable square feet of flex space, yielding 2,468 ANSI/BOMA Office area (formerly usable) square feet (USF) of existing modern office space and 2,500 USF of warehouse space, together with 5 reserved parking spaces for Government vehicles. The Government prefers warehouse space, but would also consider a secure, covered wareyard. The term is for 10 years, 5 years firm. The Government shall have the option to terminate the lease after the end of the fifth year. The warehouse will store boats and related equipment. The warehouse must be at least 35 feet deep and at least 10 feet wide. A roll-up door with 13 to 14 feet of clearance is required. Two bays are preferred, but space with one bay will also be considered. The site must have ample room to maneuver a vehicle and boat trailer. A dumpster is also required on-site. Two means of egress to and from the space are preferred. The parking area shall be lighted according to the agency's requirements. Demising partitions between the Government space and other tenants must be slab-to-slab. The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office or flex/light industrial setting. The space should be contiguous on one floor with the potential for efficient layout. The tenant agency will require building access 24 hours a day, 7 days a week. The requested space must be fully serviced, and in a building capable of being altered to meet the Government's needs and security requirements as well as the Government's requirements for fire and life safety and handicap accessibility. Subleases will not be considered. Space shall not be located in a wetland or base flood plain unless the Government has determined it to be the only practicable alternative. Daytime cleaning is required. LOCATION / DELINEATED AREA: The building offered must be located within the following delineated area: North - Clear Lake City Blvd, aka Hwy 235 South - FM 519 West - 3 miles west of I-45, Gulf Freeway East - Hwy 146 to the coast Expressions of interest should include the following: 1. Building name and address. 2. Floor plans of space offered. 3. Confirm BOMA method of measurement and building common area factor. 4. Name, address, and telephone number of individual to be contacted. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Authorized contacts: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA or their authorized broker representative, Jones Lang LaSalle Americas, Inc.
