- REQUIREMENT: General Services Administration is interested in leasing 13,317 rentable square feet of office and related space, which will yield a minimum of 11,580 ANSI/BOMA occupiable office square feet. LEASE TERM: 15 years, 10 years firm term. UNIQUE REQUIREMENTS: Space offered is preferred to be located on the second floor or higher and be contiguous and have potential for an efficient layout. First floor space will be subject to review by the Contracting Officer. Column spacing shall be no less that 24 ft. on center. Buildings that include underground parking must have access controlled parking restricted to building tenants only. The Government requires a fully serviced lease including twenty-three (23) on-site reserved surface parking spaces. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. New construction requires a minimum 50 ft. setback from the defended perimeter to the facade of the building. Existing buildings require a minimum 20 ft. setback from the defended perimeter to the facade of the building. Subleases will not be considered. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. The location must be accessible to major highway arteries. In addition, the space shall be located in surroundings conducive to a professional business area. The location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. LOCATION: Offered properties must be located in the City Limits of Las Cruces, New Mexico. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
