Description
Mobile, AL 8AL2097 Delineated Market Area Map The United States Government seeks to lease class “A” professional, fully serviced office space in a quality building of sound construction. Space located on the second floor or higher is preferred; however, space cannot be located on the top floor of the building if rooftop access is within the space. Space on the first floor will be considered only when no other space is available. Space can be existing or proposed. Proposed space cannot be located in a building that also houses a day care facility, abortion clinic, mental health clinic, drug rehabilitation clinic, immigration office, probation office, public defender’s office, or social service agency. Proposed space cannot be located in a building that is within 1,000 feet of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics, and/or day care facilities. A total of 20 secure, on-site parking spaces must be provided. The office space and parking must be accessible on an unrestricted 24/7 basis to government employees, 365 days per year. If parking cannot be provided on site, parking should be located within a two-block radius of the office. Preference will be given to covered and on-site parking with secure fencing and controlled access. The space offered must consist of approximately 6,360 rentable square feet, and the space should yield 5,530 ANSI/BOMA usable square feet. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than December 1, 2010. The offered space must meet Government requirements for fire and safety and handicapped accessibility. The proposed space must be located within the delineated area described below. North: Spring Hill Avenue South: I-10 to I-65 East: N. Water Street; to S. Water Street; to Water Street; to Short Texas Street: to S Royal Street; to New Jersey Street; to S. Conception Street; to Pillans Street; to S Lawrence Street; to Baker Street; to South Broad Street; to Michigan Street; to I-10 West: I-65 See map attached.
